What is an EPC?EPC Certificate

Energy Performance Certificates (EPCs) are required for all buildings whenever a building is constructed, rented or sold.

The Energy performance certificate looks very like the labels now provided on domestic appliances such as freezers, fridges and washing machines. It purpose is also similar in that an EPC records how energy efficient any individual property is.  The certificate will provide a rating of the energy efficiency and the carbon emissions of a building from A through to G – where A is a well rated efficient building and G is poor and least energy efficient.

EPCs are produced using a standard approach, with standard assumptions about energy use. In this way the energy efficiency is calculated in a standard way and can be directly compared between one building and another..  Ultimately this allows the prospective buyers, tenants, owners, occupiers and purchasers to have access to information on the energy efficiency of their building, thereby they can consider the energy efficiency and fuel costs involved when making their investment.

An EPC is always accompanied by a recommendation report that details many of the cost effective measures (i.e. low and zero carbon generating systems) that can be taken to improve the energy rating of the building.  To help user evaluate what measure are most appropriate for them the recommendation report also indicates what rating could be achieved if all recommendations implemented.
